Ten square feet is the usual rule of thumb. It's a decent rule — but it isn't the whole story.

Not every mold problem needs a contractor, and we would rather tell you that than sell you a job you do not need. Here is where the line sits.

The ten-square-foot rule, and its limits

The EPA's guidance is that homeowners can generally handle mold covering less than about ten square feet — roughly a 3ft × 3ft patch. It is a reasonable rule of thumb and a good starting point.

But area alone is not the whole test. A four-square-foot patch on a non-porous shower wall with an obvious cause is a Saturday morning. A four-square-foot patch on drywall in a basement with no known water source may represent forty square feet inside the cavity, and cutting into it without containment will spread spores through the house.

Safe to handle yourself

  • Bathroom grout, caulk, tile and shower surrounds
  • Window sills and frames with winter condensation
  • The rubber gasket and drum seal of a front-loading washing machine
  • Small patches on painted, sealed or non-porous surfaces
  • Refrigerator drip trays and door seals
  • Anywhere the cause is obvious, fixable and clearly recent

How to do it properly

  1. Protect yourself. N95 respirator, gloves, eye protection. Cleaning disturbs spores and makes them airborne — the moment of cleaning is your highest exposure.
  2. Ventilate to the outside, not into the rest of the house. Window open, fan pointing out.
  3. Use detergent and water, or a dedicated mold cleaner. Scrub, do not just wipe.
  4. Dry it completely. This step matters more than the cleaning. Leave the fan running.
  5. Fix the moisture cause, or you will be doing this again in six weeks.

Why not bleach

Bleach is the default reach and it is usually the wrong tool. On non-porous surfaces it works acceptably. On porous materials like drywall and framing, the chlorine stays on the surface while the water content soaks into the material — so you deposit moisture into the substrate and kill only what you can see. A detergent solution with mechanical scrubbing outperforms it on almost every surface, and does not produce fumes.

Stop and call someone when

  • The affected area exceeds roughly ten square feet
  • You cannot find the water source, or it is ongoing
  • Growth is inside a wall or ceiling cavity, or under flooring
  • The building's HVAC system or ductwork is involved
  • The water was sewage, storm water or has been standing more than 48 hours
  • It has come back after you cleaned it, more than once
  • Anyone in the household has asthma, allergies, COPD or a compromised immune system
  • You are documenting for insurance, a landlord dispute, or a property sale
  • You are not confident — which is a legitimate reason on its own

What professional work adds

It is not mystique, it is equipment and procedure: containment that stops spores redistributing, negative air pressure with HEPA filtration, moisture meters and thermal imaging that find what is hidden, commercial dehumidification, and independent lab verification at the end so you have proof rather than an opinion.
