Residential Mold Removal Service

With a skilled team and proper equipment, we take pride in our Manitowoc mold remediation services for residential spaces — from a single bathroom wall to a whole house.
Why Manitowoc homes get mold
Three things make lakeshore housing stock vulnerable, and most of the homes we work in have all three.
First, age. A large share of Manitowoc's housing predates 1960, which means stone or block foundations, no exterior waterproofing membrane, no drain tile, and basements that were never designed to be dry — only to be tolerable.
Second, humidity. Lake Michigan keeps summer dew points high. Warm, humid air entering a cool basement condenses on cold surfaces the way a glass of iced tea does on a July afternoon. No leak required.
Third, winter. Five months of sealed windows and heated air means any moisture generated inside — showers, cooking, laundry, breathing — stays inside, and condenses on the coldest surfaces it can find: window frames, exterior wall corners, attic sheathing above the insulation.
Where we find it, room by room
Basements
By a wide margin the most common call. Growth behind finished panelling, along the sill plate, on the underside of the subfloor, on stored cardboard and fabric. Causes are usually foundation seepage, a failed or undersized sump, condensation on cold walls, or a dryer venting into the space. We remediate and then help you address the water, because a dry basement stays clean by itself.
Crawl spaces
Often the worst air quality in the entire building, and the space nobody looks at. Exposed soil evaporates gallons of water per day into an enclosed area. That air does not stay put — the stack effect pulls it upward into your living space. Encapsulation with a sealed vapor barrier and conditioned air is usually the permanent answer.
Attics
Dark staining on the north-facing roof sheathing is the signature. Nearly always caused by warm moist indoor air leaking upward through ceiling penetrations, or by bath fans discharging into the attic instead of through the roof. Remediation is straightforward; the fix is air-sealing and correct venting.
Bathrooms
A bathroom with no exhaust fan, or a fan that only moves air around, will grow mold behind the tile board and into the wall cavity. On older Manitowoc bathrooms this often means the problem is much larger than the grout line you can see.
Kitchens and laundry
Slow leaks under sinks and behind dishwashers run for months before anyone notices, and by then the cabinet base and subfloor are gone. Washing machine supply hoses are the single most common catastrophic residential water loss in the country.
Around windows and exterior walls
Winter condensation on aluminium frames and single-glazed units, wicking into drywall and trim. Furniture pushed tight against a cold exterior wall creates a still-air pocket that does the same thing.
Working in an occupied home
Most families stay in the house during remediation. Containment and negative air pressure are specifically designed to make that possible. We agree working hours with you, protect the route in and out with floor covering, keep tools and materials in the work zone, and clean up daily.
We will recommend staying elsewhere when the work area is large, when it involves the HVAC system directly, or when someone in the household has asthma, a compromised immune system, or is recovering from illness. If we think you should leave, we will say so plainly rather than let you find out afterwards.
Pets and children. Tell us up front. We adjust containment placement, sealant choice and scheduling around them — and we would rather know before we arrive than discover a cat in the crawl space.
