Real price ranges by job type, what drives the number up, and the quotes you should walk away from.

Nobody enjoys asking what something costs and being told "it depends." So here are real numbers from work we actually do in Manitowoc County, what drives them, and how to tell an honest quote from a bad one.

Typical price ranges

Job typeTypical rangeUsual duration
Small contained area (under 30 sq ft) — one bathroom wall, a closet$500 – $1,2001–2 days
Bathroom remediation with tub surround rebuild$1,500 – $3,5004–6 days
Partial basement, containment plus some reconstruction$1,500 – $3,5003–6 days
Full finished basement$3,000 – $7,0005–10 days
Crawl space remediation with encapsulation$3,500 – $8,0004–7 days
Attic remediation with air sealing and vent correction$1,800 – $4,5002–4 days
Whole-house after prolonged water damage$8,000+2–4 weeks
Air or surface testing (per sample set, lab included)$250 – $600Results in 2–5 days

These are 2026 figures for Manitowoc, Two Rivers and the surrounding county. Metro-area pricing in Milwaukee or Chicago runs meaningfully higher.

What actually moves the number

Square footage affected — including what's hidden

The biggest single driver. And it is affected area, not visible area. A one-foot patch on drywall frequently means twenty square feet inside the cavity. This is why a quote given over the phone, before anyone has taken a moisture reading, is not a quote — it is a guess.

Material type

Porous materials come out; non-porous ones get cleaned. Drywall, insulation, carpet, pad and ceiling tile are removal items. Framing, concrete, tile and metal are usually cleanable. A room where the growth is confined to block wall is far cheaper than one where it is through the drywall and into the insulation.

Access

A crawl space you enter on your stomach through an eighteen-inch hatch costs more per square foot than an open basement, because everything — equipment, debris, technicians — moves through that hatch.

Whether reconstruction is included

Some quotes end when the mold is gone and leave you with open framing. Others put the room back. Always confirm which one you are comparing. A "cheaper" quote that stops at bare studs is not cheaper once you have hired a second contractor to finish.

Fixing the moisture source

Sealing a foundation crack, extending a downspout, re-ducting a bath fan, adding a sump — these are separate line items. They are also the ones that determine whether you pay for this once or every three years.

Red flags in a quote

  • A price over the phone. Nobody can scope a mold job without seeing it.
  • One line reading "mold remediation — $X." You cannot evaluate that, compare it, or hold anyone to it.
  • No containment listed. If plastic sheeting and negative air with HEPA filtration are not in the scope, the job is not being done to standard.
  • No clearance testing offered. Without it, there is no evidence the work succeeded.
  • Free testing from the same company doing the removal. Grading your own homework is a conflict of interest. Testing should go to an independent accredited lab.
  • Pressure to sign today. Mold has been there for months. It will keep for another two days while you get a second opinion.
  • "Fogging" as the whole solution. Antimicrobial fogging has a place as a supplementary step. It does not remove growth from porous material and cannot substitute for physical removal.

Ways to keep the cost down honestly

  • Act early. The single biggest cost multiplier is time. A same-day dry-out after a burst pipe often costs a third of the remediation you would face a week later.
  • Clear the area yourself. Moving stored items, furniture and boxes out of the work area before we arrive saves labour hours you would otherwise pay for.
  • Do your own reconstruction if you are handy. Ask for the quote split so you can take the rebuild.
  • Fix the cause properly the first time. Saving $400 by skipping the drainage correction is how people end up paying for remediation twice.

Our approach: free inspection, written itemized quote, and no work starts until you have approved it. If we open a wall and find something genuinely new, we stop and show you before doing anything else.
