Mold Removal and Remediation

It is crucial to entrust a professional Manitowoc mold company with the removal job. Done properly, remediation is a controlled process with a verifiable result. Done badly, it spreads spores through the rest of the building.
Remediation, not "mold removal"
Mold spores exist everywhere, indoors and out. No contractor can make a building sterile and anyone promising to is either misinformed or selling something. What remediation does is return the indoor environment to normal fungal ecology: remove the growth, remove or dry the material feeding it, eliminate the moisture source, and verify the result against an outdoor baseline.
We work to the IICRC S520 standard, which is the reference document the industry — and most insurance adjusters — use to judge whether a job was done correctly.
Our remediation process, step by step
Step 1 — Containment
Before anything is disturbed, we isolate the work area with 6-mil polyethylene sheeting and build a decontamination entry. Every disturbance of mold growth sends spores airborne; containment is what keeps them from redistributing into the rest of your house. Skipping it is the single most common corner cut by cheap operators, and it is why some homes end up with a bigger problem after "remediation" than before.
Step 2 — Negative air pressure and HEPA filtration
Air scrubbers with HEPA filtration run continuously inside the containment, exhausting outside so the work area sits at slightly lower pressure than the surrounding space. Air flows into the containment, never out of it.
Step 3 — Removal of unsalvageable materials
Porous materials with established growth cannot be reliably cleaned — the hyphae grow into the material, not just on it. Drywall, insulation, carpet, carpet pad, ceiling tile and particle board come out and are bagged inside containment before removal. Semi-porous and non-porous materials such as framing, concrete, tile and metal are usually saveable.
Step 4 — Cleaning and antimicrobial treatment
Salvageable surfaces are HEPA-vacuumed, damp-wiped and treated with an EPA-registered antimicrobial. Where framing is stained after cleaning, we abrasively clean it — soda or media blasting where appropriate — rather than painting over it. Encapsulant goes on last, over a clean and dry substrate, never as a substitute for cleaning.
Step 5 — Drying and moisture correction
Commercial dehumidifiers and air movers bring the affected materials back to a documented dry standard. In parallel we address the source: the failed sump, the missing vapor barrier, the reversed grading, the bath fan venting into the attic. If the water comes back, so does the mold, and everything above was theatre.
Step 6 — Clearance testing
Third-party lab air samples inside the containment, compared to a same-day outdoor control. Pass, and we break containment and reconstruct. Fail, and we re-clean at our cost and re-test. You receive the lab report either way.
Reconstruction
We put back what we took out — drywall, insulation, trim, paint, flooring — so you are not left coordinating a second contractor. On larger jobs we can also make the improvements that stop it recurring: a proper vapor barrier in the crawl space, a correctly ducted bath fan, an interior drain tile connection, mold-resistant drywall in the bathroom.
Insurance documentation. Every job is documented with dated photographs, moisture logs, containment records, materials removed and lab results. That package is what an adjuster needs. We deal with Wisconsin adjusters regularly and can talk to yours directly if you would prefer.
What it costs
Most residential remediation in Manitowoc County runs between $600 and $6,000. A single bathroom wall sits near the bottom; a finished basement, a full crawl space or a whole-house job after long-term water damage sits at the top. The drivers are square footage affected, how much material has to come out and go back, how accessible the area is, and whether reconstruction is included. You get an itemized written quote before we start, and we do not change it mid-job unless we find something genuinely new — in which case we stop, show you, and re-quote.
