Water Damage & Mold Cleanup
A burst supply line on the second floor that soaked two ceilings and a stairwell before anyone was home to shut it off.
About the project
A second-floor bathroom supply line let go on a Tuesday morning while the family were at work and school. By the time anyone was home, water had run for roughly nine hours through the bathroom floor, down through the kitchen ceiling below, and along the stairwell wall to the basement.
They called us that evening. We were on site within two hours.
The challenge
Nine hours of clean water is not a mold job yet — but it becomes one in about forty-eight. The priority was extraction and drying speed, and the difficulty was that most of the water had gone into places you cannot see: the floor cavity between the bathroom and the kitchen, the stairwell wall cavity, and the insulation in the ceiling below.
The homeowners had already been quoted by another company to simply run three fans in the kitchen for a week, which would have dried the surfaces and left the cavities wet.
The result
We extracted, removed the kitchen ceiling and the wet insulation, drilled and cavity-dried the stairwell wall, and set LGR dehumidifiers with targeted air movement. Daily moisture logs tracked every affected material until all readings met the dry standard on day four.
Because we got there the same day, no remediation was required at all — no growth had established. We took a verification air sample anyway so the homeowners had documentation for their insurer, and it came back clean.
Total cost was roughly a third of what a remediation would have been a week later.
