Rental Property Inspection
A tenant complaint triggered a full inspection and air clearance testing across a two-unit rental before re-letting.
About the project
A tenant in a Two Rivers duplex reported a musty smell and visible spotting in a bedroom closet. The owner wanted an independent assessment before deciding whether it was a maintenance issue or a housekeeping one — and wanted it documented either way.
The challenge
Landlord–tenant mold disputes turn on evidence. The owner needed to know three things: whether there was genuinely elevated mold, whether it was caused by a building defect or by occupant behaviour, and whether the adjoining unit was affected.
We inspected both units and took air samples in each, plus a surface sample from the closet and an outdoor control.
The result
The closet growth was real and the cause was a building defect: an uninsulated section of exterior wall behind the closet was running roughly eight degrees colder than the surrounding wall, and condensing. Nothing to do with the tenant.
The adjoining unit tested clean. We remediated the closet, opened and insulated the cold wall section, and re-tested. The full documentation package — inspection report, photographs, lab results before and after, and the clearance certificate — went to the owner.
The tenant stayed. The unit re-let without disclosure issues.
